The current EITMM building complex in the Montparnasse neighborhood of Paris features a shopping center, the Tossan office building, and the CIT Tower. Our redevelopment project seeks to transform this commercial center into a vibrant, open, and welcoming Parisian complex, using targeted and limited demolition to increase permeability site-wide, and lightweight timber structures to create new volume. Although this new public space is built on a slab structure, it boasts a densely planted environment bursting with lush layers of greenery. Trees are planted in long, continuous pits, the beds and soil depth varying in accordance with the species (including linden, maple, and elm). The trees provide a sense of structure to the whole, while framing views of the surrounding urban environment. Hardscape areas surfaced in light gray granite create legible pedestrian routes that flow through the complex, guided by the canopy overhead. The understory is filled with vibrant groundcover and shrub species, blanketing the site in uninterrupted and ever-changing foliage, while creating seamless transitions between built and open spaces. Two suspended gardens bloom on terraces and building rooftops, rounding out this dynamic living landscape. The gardens shape harmonious ecosystems that boost biodiversity and facilitate resilient stormwater management, while providing community spaces for gathering.
